Griffin Affiliate Buys the Brickell Cottage Parcel for $2.98 Million

The 1905 cottage has not moved yet; it is bound for Coconut Grove.

The city-owned parcel at 190 SE 12th Terrace has been sold to an affiliate of Citadel founder Ken Griffin after the City of Miami approved the $2.98 million sale, CoStar reported. The 1,550-square-foot cottage on the lot has not moved yet. Under the agreement, it is to be relocated to Coconut Grove and preserved at Griffin's expense, with Dade Heritage Trust taking ownership and using the house as its permanent headquarters. Built in 1905 by Miami's first physician, Dr. James Jackson, and his wife, Edith, the house was moved to the site in 1917 and acquired by the City in the 1970s. Herald Investigation Finds Tourist Rentals Dominate a Brickell Tower

A Miami Herald investigation reports that about 85% of the 643 units at The Club at Brickell Bay, 1200 Brickell Bay Drive, are rented to tourists through Airbnb and other platforms, which the Herald says City of Miami rules prohibit in multifamily residential condos. The Herald reviewed city records showing five unlawful-lodging citations dismissed after owners stopped advertising and promised not to resume; it reports the advertisements reappeared within days. Full-time owners and tenants in the 43-story building told the Herald about disruptive parties, overloaded elevators, police calls and unpermitted interior walls, and described difficulty getting the city and the condo association to act. The former board president and the association disputed allegations of wrongdoing, and city officials did not answer the Herald's repeated questions about the legality of the rentals. (Miami Herald)

Google Parent Alphabet Expands Its Lease at 1450 Brickell Avenue

Google parent Alphabet leased about 45,000 square feet at 1450 Brickell Avenue this spring, up from about 10,000 square feet it previously occupied there, Commercial Observer reported, citing Bloomberg. Google has been in the 34-story building since 2016, and the office primarily supports the company's Latin American cloud and sales teams, according to a source familiar with the transaction. That source said the company is not currently using the full footprint and leased the additional space for flexibility in future growth. Google declined to comment, and the landlord did not respond to Commercial Observer. (Commercial Observer)

Restaurant Floated for Former Brickell Park Parcel

Allen Morris Company is proposing a roughly 3,000-square-foot restaurant at 25 SE 10th Street, on the parcel that was formerly Allen Morris Brickell Park, Hoodline reported. Renderings show a raised restaurant set among the mature trees already on the site. The concept is early-stage: Hoodline found no public permit filing and no finalized site plan. A resident petition opposes the loss of public green space there. The parcel returned to private ownership after a long-running legal dispute over the park-use deed restrictions attached to it. $450 Million Public Safety Bond Heads to the November Ballot

The Safe and Ready Miami bond will appear on the November 3, 2026 ballot after commissioners approved sending the question to voters. The measure would authorize up to $450 million in general obligation bonds for police and fire-rescue facilities. The commission vote does not issue the debt; the bonds move forward only if voters approve. The city says repayment would stay within the current maximum debt millage rate of 0.5935 mills, meaning the existing ceiling rather than a new one, and that the borrowing would carry independent annual audits. Carrot Express Plans a Second Brickell Location

Carrot Express is planning a second Brickell shop at 1057 Brickell Plaza, marked coming soon with a fall opening and no firm date, Hoodline reported. The space is in Paseo Brickell, next to Brickell City Centre. Reported sizes for the space do not match: WhatNow put the build-out at about 1,362 square feet with roughly 52 seats, about 20 of them on the patio, while other published figures run from 2,060 to 2,100 square feet. The final footprint is not settled. The Miami-born fast-casual chain already operates at 1111 Brickell Avenue, where it serves breakfast, salads, bowls, wraps, sandwiches, smoothies and juices. Camp Arsht Finale Is Free Friday Night

The Camp Arsht Finale is set for Friday, July 31, 2026 at 6:00 p.m. in Knight Concert Hall at the Adrienne Arsht Center, a downtown venue near Brickell. Campers ages 10 to 17 will perform Disney's The Lion King JR after rehearsing with professional teaching artists. The 60-minute performance is free and open to the public, all ages. The center is offering 20% off Arsht Center parking with the code CAMP, first-come, first-served; online parking reservations close at 8:00 a.m. on July 31. (Adrienne Arsht Center)
